1. About Herts Build

Herts Build operates a referral service that introduces homeowners across Barnet borough and Hertfordshire to a local building specialist. The business model is, in regulatory terms, a lead generation service. We are not ourselves a building contractor and do not perform construction work.

2. Our Service to Homeowners

When you submit a project enquiry via this website, we will:

• Review your enquiry and pass it to a local specialist whose skills and location match your project
• Ask that specialist to contact you to discuss the job and arrange a free, no-obligation quote

Our service to you is free. You are under no obligation to proceed with any specialist we connect you with.

3. The Specialist Relationship

Any contract you enter for actual building work is directly between you and the specialist, not between you and Herts Build. We do not warrant, guarantee or stand behind the work performed by the specialist we work with. The specialist's terms, prices, warranties and dispute resolution apply.

That said: we take the vetting of specialists seriously, and we ask homeowners to let us know if a referral falls short of expectations. Specialists who consistently underperform leave the network.

4. Vetting Standards

The specialist in the Herts Build network has been checked for trading history, public liability insurance (£2m minimum) and has demonstrated local experience in the area. We do not supervise live projects, audit accounts, or provide warranties on completed work.

5. Use of This Website

You may use this site for personal, non-commercial use to research building services and submit a project enquiry. You may not:

• Scrape, crawl or harvest content (beyond standard search engine indexing)
• Use the site to send unsolicited communications
• Attempt to access non-public areas, bypass security, or interfere with operation
• Submit fraudulent enquiries

6. Intellectual Property

The Herts Build name, branding and original content (page copy, design, structure) are © Herts Build. Specialist case studies, photography and reviews are published with permission. Stock photography is sourced from Unsplash and used under the Unsplash licence with attribution where required.

7. Limitation of Liability

To the extent permitted by law, Herts Build's liability arising from your use of this service is limited to direct losses caused by our gross negligence, and is capped at the lesser of (a) £100 or (b) the amount we have received from you (which is normally zero, since our service to homeowners is free).

We exclude liability for: (i) work performed by the specialist we work with; (ii) loss of profit, business interruption or indirect/consequential losses; (iii) any matter outside our reasonable control.

Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.

8. Privacy

How we collect, use and protect your data is set out in our Privacy Policy.

9. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Changes to These Terms

We may update these terms from time to time. Material changes will be flagged on this page. The "Last updated" date reflects the most recent revision.
